Why green certification matters for Philippine developers

Green certification has moved from a nice-to-have to a competitive requirement. Certified buildings command higher rents and asset values, attract multinational tenants with ESG mandates, and cut operating cost for the life of the building. Three frameworks dominate local practice:

  • BERDE — the Philippine Green Building Council's national rating system, often preferred or required for local and government-recognised projects.
  • LEED — the widely recognised international standard many premium and multinational developers pursue.

The tropical-climate challenge — reduce loads first

Sustainable ventilation — HVLS fans

High-Volume, Low-Speed (HVLS) fans move large volumes of air gently across a space. The resulting breeze makes occupants feel roughly 3–5°C cooler, so the air-conditioning set-point can be raised — cutting cooling energy while maintaining comfort. A single large HVLS fan draws about 1.5 kW and covers up to 1,800 square metres, replacing the airflow of dozens of small fans on one efficient motor.

Daylighting — Solatube tubular systems

Tubular daylighting captures sunlight on the roof and channels it through a highly reflective tube to a ceiling diffuser, delivering glare-free natural light with virtually no heat gain and zero electricity.
